Your rent never sits with us
Tenants pay by M-Pesa through Paystack, a licensed payment provider, and Paystack pays the money into your own bank account. Nyumba's 0.7% (max KES 100 per payment) fee and Paystack's processing fee come off before it reaches you, and every payment shows exactly what landed.

Does Nyumba hold my rent money?
No. M-Pesa rent goes through Paystack straight into the bank account you choose. Nyumba's 0.7% (max KES 100 per payment) fee and Paystack's processing fee are deducted on the way, and each payment in Nyumba shows the amount that reached you.
What will I pay?
Your plan's monthly price, plus tenant SMS beyond your plan's allowance, charged to your card at the end of each month. M-Pesa rent collected through Nyumba carries a 0.7% (max KES 100 per payment) fee. Messages sent to you and sign-in codes are never charged.
Why do you need my card to start?
Plans are billed to your card automatically so your account never lapses by accident. We make a small check charge to confirm the card and refund it straight away. Nothing else is charged until your 14-day trial ends.
What if a tenant pays cash or by bank transfer?
Record it in Nyumba with the date and reference. It's applied to their oldest unpaid rent and they get an SMS receipt, just like an M-Pesa payment.
Do my tenants need smartphones?
No. Reminders and receipts arrive by SMS, and you can send an M-Pesa prompt to any phone. Tenants with smartphones can also use the Nyumba app.
How is my data protected?
Tenants' national ID numbers and KRA PINs are stored encrypted, and each landlord only ever sees their own properties and tenants.
Can I cancel?
Yes, from your Subscription page. You keep your plan until the end of the month you've paid for. After that your account is read-only: you can still see and export everything, and your tenants can still pay rent.
